The vision is to create a village-like appearance where each home is surrounded by a combination of evergreen shrubs and colorful flowering perennials. Exceptional time, attention and funds are invested in the landscaping of Paradiso Villas. An organized and effective system is used to address landscaping needs from a total area perspective.
How it works:
(1) General Grounds Maintenance – Overall care of the existing landscape is provided by a professional Contractor. The specific tasks they perform are listed in the chart below. Supervision occurs via weekly meetings with the crews.
(2) Projects for Landscaping Improvement – Separately funded in the Budget, these Proposals include new shrubs, sod, or hardscape. Plant materials are only installed in Spring, while temperatures are conducive to new growth.
Each Project Plan is highly detailed and prepared a year in advance of implementation. Our primary source of horticultural guidance is the Texas A&M Extension Service, which notes all the “water-wise” plant materials that are native or well adapted to our area climate—Zone 8b. The plants they call “Texas SuperStars” can be seen in Paradiso Villas, blooming six to eight months each year. We align with their “best practices.”
Even native and adapted plants are vulnerable and need at least one successful growing season (in the ground) to establish their young root systems. During this sensitive first year, plants will likely die if extreme temperatures or prolonged absence of water occur. Each year, surviving shrubs will strengthen and rebound. The grounds surrounding every Unit are consistently monitored by the HOA’s Landscaping Committee.

R E M I N D E R : in this Condominium Community, the HOA Board and its hired Contractors perform care and improvement of the entire community grounds. Homeowners do not have the independent freedom of action that is typical in Subdivisions. Please do not attempt to alter the grounds.
Our Irrigation System: It is a fact — the City of Cedar Park controls how often we can run our irrigation system. During part of the year, we are allowed to water from 12 am to 7 am on two days each week. During periods of drought, however, we are restricted to once-a-week on Tuesdays. Check this Irrigation MAP to see what schedule is in effect and when your area is watered. NOTE: during Winter months the entire system is shut OFF.
Residents are strictly prohibited from tampering with any irrigation valves, controllers or equipment. Any damages to the irrigation system caused by residents (including split pipes) will be billed to the appropriate Home owner.
Significant funds have been invested to make Paradiso Villas look like a quaint village rather than an average apartment complex. Drought coupled with extreme heat during July and August forces our landscaping into survival mode. We appeal to our residents to help us avoid widespread damage to our community during such times. Please be willing to water the struggling shrubs and flowers around your Unit. NOTE: Watering with a hand-held hose or bucket is never restricted.
Tree Trimming: The contribution that trees make to a healthy environment for humans has been firmly established. The wooded nature of Paradiso Villas is a big asset to our property value, and it adds character to our charming village. The HOA Board contracts a professional company with a Texas-licensed Arborist and a team of highly trained tree specialists. Our trees are closely monitored and trimmed for building clearance. Paradiso Bylaws protect trees from damage by residents — Trees must be kept free at all times of any items, such as: lights, signs, wind chimes, art, bird feeders (which feed rats), holiday decor, etc. Violations are subject to Fines. Adjustments are necessary to meet the rising costs of professional care. All trees will be pruned every-other year. In 2024, all trees on the North side of our main entry street will be pruned. In 2025, the remaining portion of our neighborhood will be pruned. This 2-year rotation schedule is more than sufficient for proper care.
*** To avoid the very real danger of ‘Oak Wilt Disease’ decimating our tree population, no pruning is done between February and June. In order to preserve the health and proper form of this valuable resource, residents are prohibited from trimming trees themselves or hiring out the task. ***
The Curb Appeal of Charming Tuscan Villas . . .
It’s called ‘Curb Appeal in a Pot.’ Our ByLaws allow one or two pots, but require that they be attractive and daily maintained by the resident. Use our Flower CHART (above) to get advice on Annuals and the sunlight they need. During the growing season, pots sitting empty or full of dead plants are an eye sore and will be cited as violations. Do you know ? Take a look at what DOG URINE does to your neighbor’s flowers. Be considerate – guide your pets toward a better area.
V.M.A. Landscaping provides the general grounds maintenance for Paradiso Villas. Locally owned and operated, this company benefits our Central Texas economy. With 24 years of landscaping experience, owner Victor Aguirre understands what it means to care for a community which people call “Home.” The Schedule of Services which have been contracted is provided below. Thursdays are usually our scheduled day, but weather is always a consideration. The HOA Board reminds all residents that any interactions they may have with V.M.A. employees must be respectful and polite.
- FENCED-in SPACES – Residents who have an outdoor, fenced-in space adjacent to their unit are reminded that they must keep them clean and tidy. Lawn care will not be performed when work crews find:
- animal feces (poop) left in the area;
- a dog is present or can freely confront them via a doggy door;
- personal items (furniture / toys) are left on the lawn;
- a lock is on the gate.
- Scoop your pet’s poop in ALL areas. Being conscientious about this makes you the neighbor everyone wants. Why ? Because feces easily spread disease to other pets and to our children. Our Bylaws demand compliance, and the City of Cedar Park has made it an official City Ordinance.
S-H-R-U-B-S __WHEN will they be pruned, and WHO does it? Paradiso has two shrub varieties, and only Landscaping Crews should prune them. PERENNIALS (shrubs that die in winter but re-sprout from the root ball each Spring) are cut about 8 inches from the ground after the last freeze and before spring growth begins. EVERGREEN shrubs are trimmed in waves throughout the year. Our Landscape company has a system that meets our needs. Please refrain from interfering.
