Evening Strolls Around Our Community

Paradiso Villas is surrounded on two sides by nature zones — the Park with a lake on one side and a wild zone (water collection site) on the other. Residents love living in a neighborhood with mature trees and walking trails. But there are some safety concerns we really want you to be aware of if you enjoy night time strolls. You are likely to meet this remarkable cast of characters . . . .


Unit Maintenance means “good condition & repair”

Freshly painted homes that are properly maintained create an appealing neighborhood and protects property values. Paradiso Villas was designed and marketed as an “Old-World Tuscan Village” with its distinctive style reflected in paint color palettes, wooden shutters and roof corbels, arched doorways, and other Mediterranean design touches. All design elements must be repaired and replaced. Our State supported Bylaws protect and preserve this original character by requiring Homeowners to maintain their Condo Unit (home) “in good condition and repair.”

What You Need to Know !

(1) About Starting Work on -or- Making Any Change to Your Unit’s Exterior — You must first submit an “Architectural Review Request Form” (ARCH) to PAMco. Wait until you receive a Written response from PAMco informing you of which details were Approved or Denied. Download this ARCH Form.

(2) About Replacing the Roof Shingles of a Unit — Only ONE type shingle will be Approved, and it must be specifically requested in an ARCH Form. It is:  GAF Timberline HDZ shingle; “Weathered Wood” from the Harvest Blend Color Collection.

(3) About Restoring the Wooden Components of Your Unit — Any wooden components, which were stained brown at the time of construction, must be restored using one of these Sherwin Williams browns to either PAINT or STAIN the items. This Specification Sheet will identify the wooden components, list your two color choices, and explain the steps in painting or staining.

(4) About Painting Your Unit — Even if you plan to repaint the same color, an ARCH Form must be submitted and approved before work can start. All components of a Unit must be restored; no partial paint jobs will be accepted. (5) About Clogged Rain Gutters & Downspouts — Are you aware of the costly damage that clogged rain gutters or downspouts can cause !? Trapped water seeps inside the attic damaging ceilings and walls with wood rot, mold and bacteria, and compromising your insulation. Look for outdoor signs: nasty mildew stains on outside walls; bedding areas that have been stripped of soil by powerful spill-over; exposed foundation edges; or weeds growing in your gutters. Clearing out your gutters and downspouts is your responsibility and should be done every year. (6) About INSURING Your Home — Condominium Insurance is NOT suficient to protect your home investment. Because you own 100% of your Unit, you must carry a sufficient amount of “Home Owners Insurance” to repair or replace the entire structure. The HOA does NOT cover any portion of your Unit.


Paradiso Villas Community MAP

Since Paradiso Villas is a private community, our streets have NO names.  Your visitors and dinner guests can only reach the community entrance using their GPS. From there it may become a confusing maze. A large MAP has been erected in the tree island – right in front of our Mailbox Shed. Here is a more detailed MAP to share with your friends. P-A-R-K-I-N-G  in  Paradiso Villas Community

We occasionally hear complaints about a night-time shortage of parking.  If Homeowners park in Guest Spaces because they are using their garage as a storage facility, this could be an issue.  Our Bylaws state that the parking areas scattered throughout our community are intended for “visiting guests,” and it is imperative that residents use their garages for routine parking.”

Parking Violations Create Safety Issues

The Cedar Park Fire Marshal stressed that parking along Fire Lanes behind garages or in rounded corners creates an extremely dangerous situation. Garage-access streets are more narrow than full-size streets.  Ambulance and Fire trucks are unable to maneuver around illegally parked vehicles. Please be aware that every second is critical to any resident in desperate need of medical help. Police will ticket offenders, and towing will occur at the vehicle-owner’s expense.

Here are 2 great ideas to address your storage issue:   (1) Call Texas Disposal Systems to switch out your large 50-gal. trash receptacle for its smaller version, a 35-gal. – (512) 421-1300. Here is a comparison.  Trash receptacles must be promptly stored inside your garage to avoid receiving a violation.  //  (2) Many have successfully installed a storage system that is designed to hang on the walls or from the ceiling of their garage. This organizes any stored items and clears the floor space to park your vehicles. What a great fix !


Caring for our Family PETS

Pets are like family members —- they need attentive and responsible owners ! Pets can be a delightful addition to our neighborhood.  To keep the peace, our Bylaws prohibit dangerous dog breeds, noise and odor pollution. No pet of any kind may be raised or bred for commercial purposes. Residents are allowed no more than two pets (2 dogs -or- 2 cats -or- 1 dog & 1 cat).  Dogs must be held or on leash at all times on Common Grounds. Cedar Park Ordinances demand that all feces (poop) be picked up by the pet owner to prevent disease spread. Our dogs are happiest when we walk them in a variety of areas to peak their interest and to visit congenial neighbors. Please, gently guide your pet away from the neighbor’s flowers to avoid “murder by urine.”

 POOL  Hours & Rules

Who doesn’t love the luxury of a neighborhood pool ? No lifeguards are present, so use of this facility is at your own risk. Please take all precautions recommended by the CDC and Local Health Agencies (such as disinfecting the area you use before and after each visit). The HOA is not liable for any illness you may contract by your use of this facility.  Pool season begins in mid-March and ends in October.

NO PETS or GLASS are ever permitted within the fenced pool yard!

  • Our pool is NOT available for private parties.
  • Access to the pool is now by electronic Key PAD. The code will change occasionally, and residents will be e-mailed an updated code.
  • Our pool is for the sole use of our own residents and their guests.
