Honoring the Paradiso Bylaws  Buyers do not have a choice whether to accept or reject the Governing Documents of Paradiso Villas. A decision to purchase a Paradiso Unit (home) is equivalent to acceptance of the legal structure and framework of this Community. The “Covenants, Conditions & Restrictions” or CCRs form this legal foundation. See “Deed Restrictions” page on this site.

Paradiso Villas is somewhat of a hybrid. It is made up of detached, single-family homes, like one finds in a Subdivision. However, it is a Condo Community built on a single “Condominium Plat.” A Deed of Ownership includes 100% of the Condo Unit (home), but not the surrounding property.

Although the CCRs limit ones independent freedom of action, Homeowners are certainly not left without a voice. They are members of a Homeowner Association (HOA) and vote to elect their Board of Directors. It is the Board’s duty to enforce the CCRs in fairness. The Board ensures that the Community is secure and financially viable, and it supervises contractors who maintain the grounds. Procedures are also in place enabling Owners to petition the Board for approval of various projects. 


How are my HOA Fees Really Spent ?  –  Reliable payment of the monthly HOA Fee (in full amount) is fundamental to the survival of Paradiso Villas. This income covers a scope of services, which are essential to a residential community. The HOA Fee pays for the maintenance, repair and replacement of all the Common Elements. The demands made on this income source are extensive.


Understanding How the Board Functions – The welfare of Paradiso Villas depends of having a conscientious and harmonious Board. Members should be “hands-on,” attentive to the needs of every corner of this Community, and well acquainted with day-to-day activity and residents. Board Members are UNpaid Civil Servants who invest their time to protect and promote this unique Community. If you are a Homeowner who has deep regard for home, community and welfare of neighbors, please consider serving.

The Board in this Community has three (3) seats, each with a different term — a 1-year / a 2-year / a 3-year term. These varied term lengths open the way for more individuals to engage in the process. The year 2024 is the very first time that all three end-of-terms coincide. Board Elections occur every November. Results are announced at the “Annual Homeowners’ Meeting.”

Quarterly Board Meetings:

Homeowners are invited to attend open Board Meetings either in person or by Zoom. Board Members will address their Agenda without interruption by the audience. Last on the Agenda is “Homeowners Forum,” a time set aside for the audience to ask questions — in a respectful and courteous manner. To maintain transparency, our Board uses this Community Web site to keep all residents informed.   1. PAMco Official BUSINESS Web site — Designed with a Portal for Paradiso Home OWNERS.   Use this secure PAMco Portal Log-in  page to enter your private account. You can update your Contact info (& your tenant’s),  pay monthly HOA Fees, examine the HOA’s Financial records, or read the ByLaws that govern Paradiso Villas.
  2. Paradiso Villas COMMUNITY Web site — This is the site you are on !  Designed as an information source for both OWNERS and TENANTS.  We answer the questions that residents typically have, and we update community issues. NO Log-in is needed, so anyone can access it.
  3. We strongly urge residents to seek answers to their questions on this Community Web site   —rather than—  phoning or emailing PAMco.
