Paradiso Villas is a Deed-Restricted Community. What does this mean ?
(1) Your Deed Restricts the Property Owned – Ownership is limited to the Condo Unit (home) itself. Unlike the property in a Subdivision, Paradiso Villas is built upon one “Condominium Plat.” Legally, a Buyer owns 100% of his Condo Unit but not the surrounding property. All property outside of the Condo Unit is designated “Common Elements,” which are controlled and maintained by the HOA and their Contractors.
(2) Your Deed Restricts Independent Action – State approved “Covenants, Conditions & Restrictions” (CCRs) govern what is and is not accepted behavior in this type community. The CCRs are like a localized version of City Ordinances. Laws promote peace and order. Homeowners in Paradiso Villas are members of a Homeowners Association (HOA). They make their voices heard by electing a Board of Directors, whose duty it is to enforce the CCRs in fairness. Homeowners can attend open Quarterly Board Meetings or examine the “Minutes,” which are posted on this site. Procedures are in place which enable residents to petition the Board for approval of projects and actions they desire.
“All present or future Owners of Units and all other persons who use or occupy the Property in any manner are subject to the Bylaws, the Declaration of Condominium Regime for Paradiso Villas, and other Documents as defined in the Declaration. The mere acquisition or occupancy of a Unit will signify that these Bylaws are accepted, ratified, and will be strictly enforced.” [ Community Manual / Article 1.2 / pg. 1 ]
